Golden Hills recorded a median commercial property tax rate of 0.7% in fiscal year 2025, making it the seventh-lowest among Kern County cities, data from BlockShopper.com shows.

Kern County’s overall median for commercial property taxes was 0.9% for fiscal year 2025, meaning Golden Hills came in 0.2 percentage points below that mark.

During that same period, Ridgecrest, Rosedale, and two other cities posted the same 0.9% median tax rate within the county.

Tax rates across Kern County’s 24 cities ranged from 0.3% in Mojave up to 3.5% in East Bakersfield.

A year earlier, Golden Hills reported a 1% median commercial property tax rate, ranking fifth among Kern County cities in fiscal year 2024.

The average commercial property tax rate for 53 large U.S. cities was 1.76% in 2024, according to the Lincoln Institute of Land Policy. A property valued at $1 million—including $200,000 for fixtures—would see an estimated annual property tax of $21,060 under that average, though actual rates ranged from under 1% to 4% depending on the city.

States may apply different classifications that create significantly higher tax rates for commercial, industrial, or apartment properties compared with residential ones. In certain areas, commercial properties face rates many times higher than those assessed on homes. For instance, Charleston applies a commercial rate about six times greater than its residential rate.
